What Makes 10 Oxford the Standout Investment Choice in JVC?

Jumeirah Village Circle has no shortage of apartment buildings. Walk any of its loops and you’ll pass tower after tower, each promising a pool, a gym and “premium finishes.” For investors, that’s both the opportunity and the problem. JVC rents well, but with so much supply, a building has to give tenants a real reason to choose it, and to stay once they’ve moved in.

That’s the lens worth using when you look at 10 Oxford by Iman. It’s not the only new building in JVC, but it’s one of the few designed around something tenants actually notice day to day rather than a list of standard amenities.

Why JVC Still Makes Sense for Investors

Before looking at the building, it’s worth recapping why JVC remains one of Dubai’s most popular investment communities.

Location is the first reason. JVC sits between Al Khail Road and Sheikh Mohammed Bin Zayed Road, so Dubai Marina, Al Barsha, Downtown and the business districts along both highways are all within a reasonable drive. Tenants get a central address at a lower rent than in the areas they commute to.

The second is everyday convenience. Circle Mall handles groceries and errands, JSS International School and Dubai British School serve families, Aster Clinic and Life Medical Center cover routine healthcare, and JVC Community Park gives residents green space close to home. That combination appeals to young professionals and families alike, which keeps the tenant pool wide.

The third is yield. Market reports consistently place JVC among Dubai’s stronger rental communities, with apartment yields often quoted around 7% and smaller units performing best. For an investor, that’s a solid base to build on, provided the building itself holds its own against the competition.

A Building Designed Around Calm, Not Just Amenities

The defining idea behind 10 Oxford in Dubai is biophilic design, which brings natural elements, greenery, water, and light into the architecture so that the building feels calmer to live in. Iman has applied this with a Zen-inspired approach throughout, from the double-height lobby onward.

The centerpiece is the Water Haven, a water area of more than 20,000 square feet on the first floor. It’s a striking feature in a community where most buildings offer a single rectangular pool on the podium. For residents, it changes how the building feels at the end of a workday. For investors, it’s the kind of feature that shows up in listing photos and makes a unit stand out in a crowded search.

Around it, the amenity list is unusually complete for a JVC building:

  • An infinity pool, kids’ pool and splash pad, with sun loungers and a leisure deck
  • A fitness center with greenery and open views
  • A padel tennis court, a sport that has exploded in popularity across Dubai
  • Sauna and steam rooms
  • A clubhouse with a pool table, foosball, arcade gaming, a library wall and a coffee bar
  • An indoor kids’ play area, a barbecue area, a jogging track and a meditation space
  • EV charging stations

Each item on its own is nice to have. Together, they mean a tenant rarely has to leave the building for exercise, a swim, a game with friends or a quiet hour. In JVC’s competitive rental market, that’s what turns a one-year lease into a three-year one.

A Unit Mix That Works in an Investor’s Favor

10 Oxford comprises 434 units, made up of studios, one-bedroom and two-bedroom apartments ranging from roughly 500 to 2,000 square feet.

That mix matters. Across Dubai, studios and one-bedroom apartments generally deliver the highest rental yields, because their purchase prices are lower relative to the rent they command. They also suit JVC’s largest tenant group: single professionals and couples who want a central location without Marina or Downtown rents.

The two-bedroom units broaden the appeal to small families, a group that tends to stay longer and treat a rental as a home. For an investor, that means lower turnover and fewer months spent between tenants.

Having all three types in one building also gives you flexibility. You can buy a studio for maximum yield, a two-bedroom for stability, or a mix of both to balance a portfolio within a single, well-run building.

A Developer That Knows JVC

10 Oxford is Iman Developers’ tenth project, and much of the company’s track record has been built in JVC itself. Oxford Cove, One Sky Park, and Oxford Terraces are all in the community, along with Oxford Boulevard and One Park Central.

That history is worth weighing. A developer with several completed buildings in the same community has a reputation to protect on its home turf. It also gives you something concrete to research: you can visit existing Iman buildings in JVC, look at how they’ve aged, talk to residents, and check what units there rent for. That’s a much stronger basis for a decision than a brochure alone.
